Replaced sump pump due to failure of existing pump. Also replace discharge line due to line being too small.
Completed PVB replacement on the lawn irrigation system. Quoted multiple items for upcoming plumbing projects. WO-TNFR717334
Performed furnace inspection, furnace is approximately 33 years old and well past life expectancy, cleaned flame sensor, flame sensor was broken, performed combustion analysis, failed combustion analysis showing over 400 ppm in exhaust, system has a compromised heat exchanger, due to and and condition of furnace recommend replacement, handed job over to a project supervisor to quote new furnace. Shut furnace off at gas valve due to safety concerns.
9-1-26 Air conditioner and boiler maintenance Equipment is two years old and in great working condition at this time. Cleaned and tested all safeties and mechanicals. Replaced the safety wet switch with a safety float switch for the drain pan underneath the Unico in the attic.
Upon arrival customer stated the furnace/heating system is working properly. FURNACE: • Cleaned flame sensor • Cleaned inducer trap • Adjusted and or tightened electrical connections, new filter • Completed combustion analysis testing - ok
Top Rank furnace maintenance performed on an approximately two-year-old furnace, including air filter and humidifier pad replacement, flame sensor and condensate P-trap cleaning, electrical connection tightening, blower wheel inspection, and condensate drain pump testing. Combustion analysis was completed with all results testing great, and the results will be attached to the invoice. No further work is needed at this time.
The overall cost was very high due, I suspect, to over-priced components.
Found compressor and fan not to be running upon arrival due to a failed capacitor, and a failing contactor. Installed new turbo capacitor and a new contactor, condenser coil was plugged, cleaned coil with hose, tested system, system is working properly at this time.
Unsuccessful drain cleaning. Referred homeowner to All Grit Plumbing for further diagnosis and repair WO-TNFR708122
8-17-26 Boiler Replacement • The boiler was replaced for the homeowner in February. • Thermostat Wiring • The basement has recently been remodeled. • The homeowner’s contractor installed new thermostat wiring to accommodate a smart thermostat for this zone. Smart Thermostat Installation • Installed the new smart thermostat using the newly installed wiring. • Configured the thermostat to communicate properly with the boiler. System Testing • Tested the thermostat and boiler operation. • Cycled the boiler through multiple heating cycles to verify proper operation. • Confirmed the boiler responds correctly to thermostat calls for heat. Final Status • Everything is operating properly at this time. • No further issues were found with the thermostat or boiler operation.
